It wouldn't be a way around the regs.Sell would be something if you would make a decent profit and could find something to replace it.If you convert it to a LTR, could you absorb the expenses?

In 2020 I bought my first house 3 bedroom 1 bathroom and a 2 car detached garage for $175,000 and put a 10k downpayment on it and interest rate was 3.5%, in 2023 I decided to rent it out for $1350 mortage was $1106.62, in 2024 we raised the rent to $1450 and our mortage currently is $1144.76- I never put into account repair expenses, Capex, vacency until I read on rental investment properies book.

Now you are over $2k and only bringing in $2100… If you don’t care about the cash flow at the moment and have a good income that can support an unexpected large expense then you should be ok.

To do short-term rental, you need locational amenities and house amenities to win and that price point won't get there.Because with an STR I can write off expenses against my W-2 income ( I expect a loss the first year) if it's an average 7 day stay or less.
