Creating a nest egg now for your kids to enjoy down the road is a beautiful thing and definitely goes above and beyond the efforts of most parents.But, in order to make this happen, one must be realistic.

Things break in homes and $750 being set aside a month does not cover much on repairs(you'll have $$ from rent but at the start you need a bigger nest egg)

Having been recently threatened w/ a (admittedly frivolous) lawsuit, I sleep better at night knowing this nest-egg is judgment-proof.My passive income is probably lighter than yours, as I've consciously invested primarily in value and hybrid, as opposed to yield, plays.    

I think we were lucky with this property buying the worst house in a great neighborhood and remodeling very cost effectively, plus the market was good.Granted, if we had an earthquake tomorrow we'd be in deep doo doo but I think if you buy a cute cosmetic fixer you can afford on a 15-yr loan, work on the house yourself, live in it about 5 years until things turn around and turn it into a rental, and keep doing that a few times until you retire, you would do better than mutural funds.I am sure there are better strategies than mine but we have been able to grow a little nest egg because of real estate not because of mutual funds.

I find investors often let tax investors drive the bus and that sometimes leads them astray.Being a life long RE guy, my nest egg is probably 60% RE 40% stocks and mutual funds with a smidgeon of life insurance thrown in.

As I build my nest egg for the next 12 years or so, I’m willing to trade cash flow opportunities for higher growth opportunities (for at least a portion of my portfolio).

I would have someone help you furnish/design (unless you are good at that)  and get professional pics - also get ring door/security cameras - smart lock - nest theromstat - Find a way to make your property unique or stand out somehow.
