There are things such as damages to common areas, theft, unauthorized guests, etc. 

We have a tenant who has skipped rent and caused damage.

The clause is: ”Indemnifying and holding Broker harmless from and against all losses, damages, costs and expenses of any kind, attorney's fees, and from liability to any person, that Broker incurs because of acting on Buyer's behalf”I haven’t seen anything like it before.

Relocation companies, insurance companies, and damage restoration companies are good options also.

You don't know the condition of the foundation, roof, termite damage (if it is a thing out there).

They are eligible for ROFR only if other conditions are met(i.e paid on time, no damage, non-refundable fee per exercise of it).That way you'll get them to behave well, can price accordingly, and hopefully keep them around if they are good.

If they damage anything, I am afraid the security deposit is not enough to cover.

Are there other insurance agencies that cover mold and groundwater damage? 

I don't think it will provide any safeguards for damage or liability etc.  

After 2 months in the unit... one of the tenants damaged a lot of my property in a drunken rage... endangering the mother of his children and front of his infant and toddler and getting arrested.
