@Natasha Esguerra the easiest way is to put it in your purchase contract that the current landlord will deliver the smallest unit vacant on closing.

I don't think you need one delivered vacant, but you need to give notice at closing if one is month to month.

The returns you're looking for require a high touch system hard to deliver as an out of state investor but not impossible. 

Look for units with a vacancy or that will be delivered vacant.
