As long as it was your primary first, your primary for at least 2 years,  a rental less than 3 years, and your primary within 5 years of the selling date. .

Redemption PeriodThe defaulting taxpayer, any grantee from the owner, or any mortgage or judgement creditor may redeem each item of real estate within twelve months from the date of the delinquent tax sale.

I don't have the date on that (and won't be looking it up), but that seems more important. 

Know your key dates of everything, contingencies, options to such, and strategize for getting any amendments to extend if need be. 

Are there any others tips from fellow MTR operators?

Have in the contract to have the property done by a certain date and partial rents to be paid to him instead of a full payment due to him at completion of job?
