I not have a 15 yr mortgage which is my only debt outside of my car payment.  

I currently make just over six figures annually with my only expenses being a car and (soon to be paid off) student loans.

It's one I'll have to listen to again when I'm not in the car so I can take notes.  

Promotion to outside sales at my day job and most of my expenses are covered by renting other side (Tenant moves in next week) and company paying my car etc..

The buildings has 6 legal units 3 2/1 and 3 1/1 plus 2 car garage and coin laundry. 

Things like houses, cars, clothing, vacations.

What does a rental car company charge?

The reason i wasn't particularly concerned is because my target area is a popular investor / small business owner area and you can see bandit signs on every street corner from wholesalers, lawn services, tv internet services, junk car removal services and others.

I really do not like 5 adults live in my property as there will be too much hassle and too many parties, cars, too many boyfriend/girlfriends not on lease....But do not know how to avoid them without being accused of discrimination. 

It's about 1350 sq ft, 2 bedrooms, 2 baths, 1-car garage.I think it can go for $85K based on knowledge of the community and sales, possibly $90K.
