I'd mark up just alittle bit because it must be not updated to raise the rent...let's say now it's $55KTaxes $11388/year, insurance could be $3K easy - it's a free standing building.16 parking spaces, lot 0.45 acres.

While it may not be as bad as some markets, even a quad isn't likely to net you much past the 1% mark, and that would be for a run down neighborhood.

@Mark Johnson, there is a lot going on here and I cannot explain it all quickly so this is the condensed version. 

My fear is that, even if peaked, there is still some time to earn some profit in Nashville and then get out before the market dries up and Tampa is just much more of a question mark.
