I live in the Buffalo, NY area (Depew). 

I'd prefer to get this month's rent at least, but I assume that they are then going to have trouble paying on time next month, so my question now is, if don't get rent on time in Buffalo, NY next month would I be fine to immediately start the eviction process so as not to waste any additional time or money?

Albany, Syracuse, Rochester, Buffalo...These are the parts of New York State were prices actually make sense.Good luck.

The first is the NWI Creative Investor Association which meets the second Thursday of each month at Indiana Wesleyan university in Merrillville.The second meeting I have heard about is at Buffalo Wild Wings in Hammond the second Monday of each month.

I also own my own double in the city of Buffalo that I will be doing a 1031 Exchange on this summer and moving into 8-10 other properties in an up an coming party of town.I have several friends and family members with no Real Estate investing experience that want to invest with me.

You can definitely cash flow, but I am more keen on the Buffalo area.
