By first class I mean they are $600+/week, free breakfast, indoor pool, weight room, meeting center, etc. 

In Chicago one of the Custodians of IRA funds holds breakfast meetings and other events I find useful.     

Also, I love it when they leave breakfast treats.

-Create a 1 sentence hook statement in your summary and provide all other info in bullet format, most guests don't read large paragraphs -Do you actually provide breakfast?

You file these income/expenses on schedule E instead of schedule C if you are not providing substantial services (daily maid service, breakfast). 

like I said other than a quick breakfast meeting our paths have never crossed and I don't think I have any of my clients that have used them at least that I know of.. there has to be people on BP that have though I am sure. 

In the breakfast area they have the wood look porcelain tiles.  

It's less popular in smaller cities, but still possible.Make sure you're not violating zoning or local laws ("bed and breakfast rules," "hostel or boarder houses, etc.").

I attended a great breakfast meeting yesterday with the DFW realtor investment brokers.
