I know a few that are in this situation.WNC may be different as you said that a lot of the properties work well as STR and owner occupied homes and as rates come down you will have a bigger pool of buyers being investors and owners.  

Hey guys, I came across Fairmount funding here on bigger pockets when looking at lenders.

We’ve found doing value add to be a way to force appreciation and add cash flow when we got our house… we added an ADU and house hack with a midterm rental to generate the additional income and make a bigger home actually affordable but still flexible for when family visit 

Another rule is that you can't get posession of the net proceeds which must be held by an intermediary, who is not related to you, not your attorney, not your accountant, and not a business associate of yours.I talked about Section 1031 on Bigger Pockets Podcast #82

Are you saying that there are people posting advice on Bigger Pockets that don’t have a clue what they’re talking about?

I think some hosts get too comfortable with bigger companies, and their ratings suffer.

I have use the calculator on Bigger Pockets but it only allow for dollars instead of % to calculate.
