I'm looking to get pre-approved sometime next week or potentially by the end of the week.

Here are a few specific questions I’m curious about:How does the approval process differ from traditional loans?

We both were approved for a 180-month 5.85% loan, as well as a 7% 30-year fixed mortgage, but we will continue to shop around with the idea that we would just pay off the entire mortgage once our funds become liquid. 

As long as the rents are equal to or greater than the mortgage payment it’s a simple loan to get approved.

That is owner occupied starting 2025.I will test (if approved) STR or MTR…on the other unit, but also Besure it works for LTR.We both have good credit, DTI is way low, great jobs, and money saved to start this process.Here in Lexington KY I feel it’s hard to find duplex in a decent area unless it’s over $500k.We each prefer under $300k for a duplex.
