Know the law, obey the law, treat people honestly and fairly.That will protect you far more than any LLC or insurance policy or attorney.these are great commandments to follow.. stuff can happen but so can a dual bird strike causing catastrophic engine failure and a landing in the HUDSON river.

If your dream is to be a Doctor, Lawyer, or Engineer, yeah you should go to college, but otherwise, definitely reconsider. 

I am looking for recommendations on an architect and engineer to assist with design, permitting, site plan, etc.

He was a good engineer and not a business head; so for me it was a 'no'. 

You should still hire engineer (~$500) to evaluate and estimate cost/time frame to fix.
