I get the FC list for Harris county so I'm sure it's on it for this month...The owner doesn't care because of her situation but she could do a deed in Lieu without recourse but I wouldn't think she'd care at this point.

As an agent, you need to recognize this and consider many factors when dealing with the public.That's not saying you can not profit, but digging into an owner's equity beyond what is truly justified by similar transactions, like listing and selling, can quickly become predatory dealing with Harry Homeowner.
