I am not sure the tenant at 550 will survive the jump to 700 so plan on a vacancy there.

I'm not knowledgable enough to weigh in on the particulars of how it would work, if it could happen, or how to best survive it, but Neal Bawa has advised all RE investors to get familiar with the concept.

But if you are working on smaller projects, it may not be feasible due to practical challenges (e.g. dealing with all the administrative requirements, inability to survive the requisition/payment cycle). 

Read "Commercial Real Estate Investing for Dummies" by Peter Conti and Peter Harris to really understand the benefits of Multi-Family over buying a single-family house.

@Theresa Harris ya in a state of panic today I contact lots of insurance companies in Winnipeg so now just waiting on hearing back and really hoping one of them will still insure it.

@Theresa Harris the difference in mortgage costs essentially means needing an extra night of rental a month to break even on the extra cost.
