Dottie,I have 45 rentals in the Port Richey, New Port Richey and Holiday area.  

I have a ton of notes organized in a giant word document.  

It seems like a giant loophole to me.  

We have had most success in West Pasco (New Port Richey, Port Richey, Holiday) and Pinellas County (which is a little more expensive). 

There is a giant lifestyle component to the former analysis while the latter is more of a rote analysis that can be bounded in finance-land.  

The renovation took about 2 months because the holidays slowed us down a bit.

Making changes to the property without written notice (Changing Hardwood Floors, changing a brand new set of washer and dryer and various other paint jobs in the house) Today I get a message from him saying that the remainder of the rent will be paid on Tuesday (since Monday is a holiday).
