We bought a small mom & pop PMC shop several years ago.

So... if all is the same and the only thing a yearly lease do is 'bind' YOU then why not go month-to-month... and in fact since month-to-month automatically renews there is no 'event' for the Tenant to shop around every year.

One small thing that worked well for me was partnering with a local coffee shop.

If you are shopping lenders, do all of your comparisons and discussions first.

The purpose of the group is to connect with like-minded individuals who can help move each other forward faster.The same goal we start at "moving",  every body is stuck in the analysis-paralysis and they never start. 

But if you start shopping as soon as you get a contract for sale that can still give you 3 months or more to lock  up your new property. 

Shop around. 

Get a pre-approval now so you know how much you have to shop around with. 

My husband commented on a post ( congratulations) to someone who did their first wholesale deal ( or something along those lines) anyway this woman reached out and started telling him all of this information about this company she used and they were for lack of a better word a one stop shop. seemed too good to be true of course but as newbies, we were curious and set up a zoom meeting to see what they were all about.           

I am always open for a phone call to answer any questions and talk shop :)
