As far as where to start when you are here, that's dependent on what kind of investment property you are looking for, what your budget is, and what your goals are.My advice to anyone investing is to first determine what kind of REI property you are looking for, talk to the locals, get on automated searches, tour or have a real estate expert tour for you interesting properties, get your financing in order (Always consider getting a pre-approval) and get ready to "Pounce" once you see a property you want as it's still a Seller's market and many are vying for the same property as you.

They have vendors they work with and you add your own that hopefully know yr property inside/out.What I do NOT need Nestegg for as I already have these automated ;1.)All the marketing, tenant screening, pricing, lease writing is done by a realtor and free to landlord, as here in Boston tenant pays full month finder fee and realtor is happy to take to take on exclusive listings.

On the whole, Zelle is not what I'm looking for, to get automated rent payments. 

They can do automated desktop valuations, as they would do for a refi in some cases.

In my area, you can have your realtor set up automated searches that send you emails with properties that meet your criteria; there is very little chance that other investors can be "ahead of you" doing this (the exception would be with office listings / pocket listing / exclusive listings - whatever you want to call it).Why wouldn't that realtor want to collect more commissions?
