A zoning change is at the discretion of your local elected officials and your "making it better" argument can prevail, especially if you can also show the area is already predominantly commercial or it should be.Good luck!

Typically, people stay in hotels or other lodging (AirBnB/VRBO) but I wanted to take a different approach.I would be looking to purchase a duplex with the intent to finish the basement and either convert to a full triplex if allowed or keep it as a duplex and rent out the basement separately.The Joint Travel Regulation (JTR) states that a member is not authorized lodging reimbursement if the member purchases or already owns a property that is used for lodging during official travel.It’s clear that I won’t be authorized reimbursement if I purchase the property under my name, but what if the title is under my LLC with me as the sole owner and rent out one of the units (probably the basement) to myself?

At the end of the convo, give them the official 30 day notice, and explicitly state that you have to give them that because of silly Illinois laws and that it is just memorializing your conversation...doing so helps keep the conversation more casual vs adversarial.To note: If you get a door slammed in your face, the tenant calls the police on you (happened to me twice now), or any other sort of aggressive response from the tenant, the approach will be completely different from that point onward.
