We painted the whole house, trimmed a ton of tree off the house, Power washed whole house, replaced all fixtures and tuned up AC.

I suppose I should say that I think market ready concerns before a sale include a $3,100 repaint, approximately $1000 in carpeting/flooring concerns, $250 pressure wash, $150 appliance repair.

The other factor is many builders are treating ADU's like equity cash machines for owners who aren't really investors but like the idea of building something and maybe one day cash flowing.

Some of my 4-plex and small apartments are good cashflow machines (although, admittedly, they take up more of my time).

the extra cost of coin machines mean it will take a very long time for you to break even on this.plus it is tacky.

are you sure you are not purchasing a car wash?

I will ask them to wash the walls before they move out but I doubt all the filth will come off.

In gentrifying areas - Wash Park  or the Highlands in Denver, West Port in KC, the old North East  in St Pete, (name any other of 1000 old neighborhoods that are suddenly hipster friendly)  this can be a gold mine.So, if you've got an extra lot you need to think about.
