I recently turned one of my SFH into a house for transient workers (traveling nurses, ect).

You find that east, you will find more college students, nurses, doctors, and traveling occupations.

For older demographics, consider the availability of medical centers, entertainment, and restaurants.Buildings/Permits: Assess the city's growth compared to previous years.Determine if the city can accommodate future supply.Government Regulations: Examine the city's efforts and the type of businesses they are targeting.

Seems like a good idea to have a resort/Hotel where LGBTQ people can feel safe and comfortable, without having to travel very far away, but finding funding today with rising rates and shrinking credit will be very challenging beyond any discrimination y'all may suffer in the process.

But the amount we are learning on what it takes to own, fix, upkeep, and serve travelers is well worth it.

But you do travel out to the park every month or so and check on things. 

Everyone has a different perception on the different asset classes.Just depends on how you where born and bread 🤷🏻Someone living in Beverly Hills would call my "B class" a "Z Class" lolI consider B class in Toledo to be as follows:1) Good infrastructure supporting home owner and tenant demand (Schools, colleges, hospitals, medical centers, larger employers, etc...)2) Employed tenants that are sophisticated enough to pay rent online.3) Well kept yards, no bordered up homes, pride of ownership in the community.4) Mix of home owners and investor owned (Leaning more toward home owners)5) Lower crime rates and some upside potential from an appreciation standpoint.6) Entry sub $100,000 with 8-10% net returns on cash investments.Every market has different numbers and cashflow expectations Much success

@Chris PicciurroI’m not a real estate professional and the 4plex units are all furnished and I rent them to travel nurses so there is a lot of furnature I own in there.

Traveling nurses and other medical professionals are in demand.
