I 100% approach everything from a business owner perspective because I (and several other tax pro's) started a business with headaches, cash problems, employees, revenue searches, tough decisions, etc.Then again, I know what you were saying Scott... and I didn't mean to take things too literally.

I have been trying to find if there is a wall assembly material that can act as stuctural, shear strength, insulative, interior surface and exterior surface.

Your area is the tough part, but if he has the experience and you have minimal risk, it' great to just ride along and learn.

The criminal justice system is insanely unfair and if you do give someone a break who has had a tough time, they may reward you with loyalty.

This one is a tough one to answer namely because it depends on the DSCR lender.

Finding properties to do a pure BRRRR in our area can be tough, so a lot of my clients end up pulling the trigger on STRs. 

The book references these materials quite often, and I don't see a way to get it unless it was purchased from the BP website.
