People if you truly want to become successful, you seriously need to learn how to use common sense.Now this is me:All these leads are motivated off-market, organic leads.

What's the success rate of someone in that situation trying to wholesale from out of state?

I have two friends who own rental properties and they are successful with their properties, I read Rich Dad Poor Dad twice along with Rental Property Investing and Power of Habit, I've been told by multiple people apart of the Baby Boomer and Generation X that they wish they invested in Real Estate at my age, I was a Resident Advisor at my University and I enjoyed that role so some of the skills are transferrable, and lastly this is the best time for me to take a risk.

I have e-mailed support twice about this matter and still have not heard from "customer success". 

I know it will lead to a breakthrough at some point but any tips or success stories would help. 

Starting your journey into LTRs and flipping is exciting, and creating solid business and marketing plans is crucial for your success.
