So, the only real place to get comps is through the local multiple listing services.Occasionally, you will find paid subscription services that will give you the comps, but I can't think of any off the top of my head.

First we bought a year subscription to property radar where we got target lists of properties we could send direct mail too with our subscription and then we started sending mail out and wholesaling the deals we got under contract, which helped us get extra money to continue marketing for more deals.
