This is my first interaction with hard money as my first deal was through seller financing so hopefully it all goes smooth.

The rent collection process is not as smooth as some believe.

I've found that trust is one of the biggest factors that can make your loan process go smoothly.

It was one of the few that would be equipped to handle those transitions and although I didn't have access to the data I was involved enough to make an educated guess on how many were being re-settled. 

Our str has been a great investment, but not always smooth sailing.

That is a great action plan... couple quick thoughts (for thought only, your plan is solid... always good to brainstorm, though).Given that our market is pretty competitive, have you considered the specific steps to transition from your home to the new investment property?
