Mike I have done a few owner finnancing deals, it would be best if you put in writing any and all that is needed to be done to the property, you sign and she signs this way there is no problems later. there is also the side that if you want to be responcable for the fixing up of said property, simple state that you will be fully and soly responcable for the stated property. again both of you sign. there are a few other ways but they will cost money that neither of you would like to spend. legally they will stand up in court, if agree's are not met.
