You need to also consider many other costs:- Insurance- Water- Repair costs- Maintenance costs (mowing the lawn, shoveling the snow)- Property management costs Personally, I don't abide by the "small losses every month are okay" logic.

@Pavel UshakovI'd echo Pavel- the market is dead with no appreciation and no one from California would want to visit in the winter when heating pipes break, you have to shovel snow covered sidewalks, people move out and you have vacancies in the winter ect. ect. ect.
