You'll probably get others to convince you they can do a 75% or higher LTV but I think you should keep your head on your shoulders and feet on the ground.

Mine never have trouble paying the rent, as $550 is much easier for a person than if they're providing for a whole family and shouldering $1500 on their own.

If they are uncomfortable paying $40 to get a living arrangement they will probably shrug their shoulders when it comes to other things around your property and will fail to keep good communication throughout their tenancy.
