Find out what the going rate is for rent, increase it a bit for the shorter term and if they stay over 14 days, have a per day fee that escalates if they stay longer.They can always get short term rental to stay in and put their stuff in storage.I would NOT start any work until they are out. 

You can use hard money to match your skillset if you need to so you only need 20 percent down for a short time and you can pay the rehab costs on your own out of the money.

In my opinion, this area is a melting pot, there is low income, high income, and short term rentals all mixed together. 10-15 years ago, I wouldn't have gone to this area alone to work, but it has gotten a lot better and I have never felt unsafe while working in this area alone. 

In short, a buyer takes ownership of the property while the seller still remains on the existing mortgage.

Hi @Erik Baumer :)  The flooring was installed about 4 years ago, but actually started separating pretty shortly after install.

My personal investing strategy is more in line with what Wes is doing and I make WAY more on my properties through taxes and depreciation than I do in cash flow (specifically my short term rentals that I self manage). 

Once you've built up some reserves or feel like you're in a good spot, you could switch gears to MTR, especially since you're so close to a hospital.And later on, you might even mix it up between MTR and short-term rentals (STR), depending on demand.

I also looked into short-term bond funds, but I preferred the simplicity of the savings account.
