Take Action! 

One says we need to "perform a 1031" the other said that it is essentially a pure exchange and no action is needed for my dad since it is an exchange and no money is changing hands.  

Analysis paralysis and was (and still am) nervous to take action, but that’s the name of the game so it’s gotta be done!!!

Daily action goes a long way when applied diligently over a long period of time 👍🏻

I declined and suggested they move forward with the bid they felt most comfortable with at their own expense but they then seemed to threaten legal action in a veiled manner citing their understanding of Minnesota state law which they feel puts the duty for pest removal on the landlord.

The best advice I can give is to learn here and then take action with the realization that everything isnt going to be perfect the first time around, but if you continue it will pay off in the long run!

I live here in Baton Rouge and hopefully we can both take action this year !
