I haven't told the investor the address or phone number of the guy just so I don't get scammed.

If not,I list the property with a valid listing agreement vs unlicensed brokers using purchase contracts to scam sellers.  

The problem is attending seminars that are run by scam artist who sell you something for 10's of thousands of dollars with hype and singing and dancing that you can get here for free.

Most people will not provide that much info without knowing you because of all the scams on Craigslist, and most will like to call to see if the buyer is real.

I have been scammed by Darrick Scruggs and Joe Williams too. 

They're either scams, or just looked up on one of those "how to's".
