If that condo collapse did not tell everyone on the face of the planet that inspections are critical and HOAs don't always do the right thing at the right time, then just go home.Your buyer isn't under contract so you have nothing.

But I agree I think a passion is critical for success at anything.. an irrational passion is even better :) 

I just want to be cautious to pulling in only those critical expertise.
