Any B&B investors out there? Looking to purchase one and struggling with the right calculators to determine the real metrics.

Like removing the giant clock thing on the wall- however with some high white chairs to make it look like a breakfast area it might not look like wonderland that much.

when you are out of bed early on a Saturday just to have breakfast at the local greasy spoon... with another investor.

In fact the one I always stayed at was under an old Fig tree outside & the Burek for breakfast was to die for.

During the week - 3:30 am - wake up  (and do all the wake up stuff)...drink my morning shake (breakfast)~ 4:20 am - stop at post office & pickup company mail from the PO Box~4:30 am - arrive at gym...spend 30 minutes reading5:00 am - gym opens.  

We meet every Friday morning from 7:30 to 8:30am but try to arrive early to order breakfast! 

Bring em breakfast burritos every morning . . .. . 

@Jimmy O'Connor outside of reading 1-3 books per week I regularly eat breakfast with brokers and take bankers out to lunch/ dinner often.

I would mention here that a typical condo or single family does not qualify for the Act 60 TOURISM tax credit (which gives you up to 40% back)  - the project needs to meet certain qualifications as a guest house, hotel, villas or bed & breakfast - it can be as little as 3 rooms.
