But our product was/is nicer so we are out selling the other developments regardless of commissions offered except Lennar as they are hundreds of thousands cheaper for same sq foot.. and I think my wife double ends almost half our sales..

The DSCR products for investors are pricing below 7% on a 30 year fixed with healthy credit and reserves. 

They typically have order taker LO's without a lot of experience and they have generally are not going to have much product that is outside the box at all.

Hi Carlo,As mentioned DSCR loans vary widely based off of numerous factors, credit, LTV, Prepay type, DSCR Ratio, just to name a few.However, I am seeing rates as low as 6.625% now on DSCR products in a perfect scenario.In scenarios with low credit scores, high LTV's and short prepays we can easily be in the 9's.When looking for a DSCR loan to fit your needs, I recommend getting in touch with someone who knows what they are doing to pencil the loan in your best interest.Glad to connect and get into more detail!

I'm not licensed in Ohio, but I'm sure you wont have any problem finding a lender who has access to a similar product. 

I want to see what they are thinking of buy I want to see one or two in process then I want to see finished product.

Have you already started working with lenders to figure out which loan product might be best and what price point that might put you at based on that?

Typically they have been restricted to Wall Street type products like stocks, bonds, and mutual funds.
