I want the lawn back in the shape it was when the tenant moved in 2 years ago - so I would prefer to take the money out of his deposit, in order to have it professionally done.

Even if you prefer not to include any utilities often as a landlord you are better off including utilities provided by the municipality.

In FL I would think we may hurt more by losing Europeans than losing Americans preferring to go abroad.
