If you can walk out the back patio door to outside, I would call that a lower level.In my region if you have a walk-out you can count the square footage as part of the house.

My inclination is to not allow smoking in the building but to allow them to smoke on the deck / patio. 

I have a giant box (it's a nice plastic box with a cover) with nothing but closing documentation.

Hello everyone- I thought I found a great tenant but my upstairs neighbors have complained that the tenant’s guest smokes cigarettes and marijuana in the patio and the smoke drifts up into their unit.

We had a girl pull a fridge out to get something she dropped & she ripped out the OEM plastic water line on the rear of the fridge, water everywhere.
