Be patient, as many of the NON QM/Commercial lenders who will offer you the best cash out terms are just now slowly reopening their doors and as everyone expected, terms are much more conservative than pre covid-19 so far.

Whose to say that I couldn't purchase two properties with the same amount of cash if only I were patient and waited until 2020 Q4/2021 Q1 versus buying one (which met all criteria) now? 

I don't need the cash flow to invest in more properties and I am a patient investor with a steady job. 

I think a long term BRRRR is possible if you are patient.

I would patiently wait for opportunities among other distressed assets of types other than notes in order to diversify.

I will be moving into the San Fernando Valley in a few months, and will either be purchasing my first property, or renting while patiently looking for deals as the pandemic continues.
