Ask a home inspector for their mold guy if you don't have one already.If these are otherwise high maintenance tenants: offer them the opportunity to break the lease and move out with no penalty (besides damages, of course).

The reason is I want to separate my personal debt to income ratio from my real estate investing “business” and of course reduce personal risk.

I received the same treatment from each person I spoke to, the broker of course thought it was me, until one of them yelled at him and could not answer his questions.
