Does anyone have any insight into what these types of businesses are typically looking for in a partner and what I should be doing to make my space a good fit for them?

Rents are sky high in certain neighborhoods of Jersey City (we are second to NYC) as such many of the tenants are professionals with high income commuting to their jobs in NYC by ferry, 24 hour path train and bus. I

Over the past couple of years, I’ve learned a lot about the business—like how to analyze markets, underwrite deals, and connect with brokers.

The down side is that STRs are more work, need to furnish it, pay for utilities and WiFI but in the right market (vacationers and business travelers) it could work. - If I were looking at cash flow as a really important important metric, I'd consider starting a business.

Property management....it just make business sense as a leverage point for efficiency of your time. 

The PM business has been good to me and my family.

The side moral to this story - be in the plumbing business.
