If the time gap between your mailers is more than a month then you're losing the home owners attention. 

Some scammers are pretty smart and likable.Did the state have a medical claim on the house that is not recorded yet?

I have told them  I'll sue for hotel bills, travel and medical expenses as well as damaged property and floors... but I am holding off ONLY as I know these expenses and court costs will be paid for by my neighbours.The HOA board have finally offered $1700 for a $6000 claim in October 2018. 

@Lee Ripma Totally agree about El Sereno, it's right by USC's medical school and has had a solid increase in activity over the past 4 months, with CBRE purchasing a couple acres right in the center.

I also found that my larger homes were getting more attention on VRBO and I was able to get paid in advance (cash is king), whereas Airbnb sits on the guests cash until they have checked in, then it takes even a few more days for them to transfer the funds to me (or you can pay them to send it earlier - BS in my opinion). 

Big lenders can build huge margins into VA loans so I would pay close attention to the rate and lender fees.

Its a reason why its known as one of the most shady industries(You can probably make a point for the banking and medical industry as well).

You'll need people to debrief with as it can be a lonely road and you will want to share success and losses along the way with people who can relate.Those who are 2-5 years ahead of you are who you should really be learning from and paying attention to.
