We also have to put a supporting beam in the center of the garage to split it into 2 seperate garages (there are 2 garage doors there now)  We also have to remove the center garage light and replace it with 2 seperate Light fixtures.

. $65 for a cheaper rental grade home on pier and beam while $75 per sq ft for a 2 story house on concrete slab with quartz and stainless steel.Only other expenses is architectural plans ($1 per sq ft) and the price of the lot and any costs like clearing it or re-platting it into multiple lots etc.

If you have a laser focus on what asset type you are looking to invest in, I would go after one of those niche communities.

See if weeds have grown up or trash is near the Beam or reflector.
