@James Dickens I definitely understand, is there anyway you can connect me I’m trying to sell a nice brick rental.

Buy in an area of the city where people are upwardly mobile so they will leave in a couple years as they have high paid tech jobs. 

I am kind of stuck on where I should lead him next, since he's busy with school and sports he doesn't have time for a job.

With my interest in learning more I have researched or looked for jobs nearby but I have noticed that the design community in Eugene is fairly small and most seem to only be a one person job.

They do a good job being responsive and getting things done, but the final result was just not there for us.

I have a pretty cool head about things, but it would be nice not to think about this at all. 

We do nice kitchens and stainless appliances, have cleaning service, pest control, landscaping and address any maintenance issues immediately. 

it's a nice, expensive place to live but tougher to house hack unless you buy a big house and rent out individual rooms.)also, as @Jonathan Greene alluded to, the more you're willing to sacrifice, the better it will work.
