Yes, CAP rate is often used to value a mobile home park, BUT after talking with a lot of the individual mobile home park owners they pay less attention to that than they do the GRM, Gross Rent Multiplier.I keep a lot of irons in the fire and it helps me stay on top of things.

As for the renovation, we added a new ramada/bbq area, added a dogpark, the playground is going in now, they just finished painting the property last week, and plans for the new office/gym have been submitted to the city and we expect to start that project the first week of March.

On that project I actually did have to replace part of the sewer too, the old iron pipes had disintegrated but that was the only exception to my staying out of the sewer rule.I've never heard of two inline water heaters but I don't see any reason why it wouldn't work if you have a spare one to use.
