I think the issue is going to be more on BP side of how do you collect and monitor this, and is it really worth it, or do you just ban someone for a month for first offense, 3 months for second and lifetime for 3rd...

I could just put it in that box of my spreadsheet to account for the expense and then in most other ways, it's the same issues - capital savings, maintenance, vacancy, etc?

Typically the condo association should be called to get in the unit and inspect the issue.

There best move would be to put the property in a trust and not sell it until after the current homeowner passes away as that may allow the daughter to get a step up and then sell.Also, seller financing does not always net the highest price - and there is the issue of the seller having now to hope a loan does not go into default. 

Or because they don't want to be the bad guy.With closing on Dec 4th the issue is that your 28 day notice will be effective Dec 31st and your tenant has until Jan 31st to vacate.
