If you are looking for something that makes sense as an investment property right now that would probably only be found in B or C neighborhoods has the prime A to A+ areas of Harvard and Yale abosolutely make no sense in investing in.  I

One difference that factors in is the Term length and what happens if the project finishes sooner. 

The only way I would stay in is if I new that negative cash flow would end in the near future.

@Zack McCoy, the one we're living in is our first, but we are doing the same plan as you so we've already bought another rental on the side. 

If we knew we could get her into one of the good charter schools (lottery system, so pure chance to get in I guess), we might just look at a simple SFH and stay there until we die or downsize later in life.
