All in all, I couldn't be happier that I finally own investment real estate!

He told me he just bought another property and is trying out a new property manager and he is happier with the new one manager and thinks he will switch all his properties to the new manager.I really hope someone who does know the laws in Florida helps me out.

We are set to close in an hour and I couldn’t be happier to get this one off my books. 

If you are stressing about ownership, you may be happier to see a few charts about rentals. 

But I was able to refer 2 buddies to them, and they've been much happier with GC than with Elite.

Buyers are far happier to have a tenant they can almost immediately get rid of or raise the rent on than a tenant they are stuck with for a while.

If they have too many problem tenants, then it's incumbent on the property manager to either; work with late payers (like having them pay weekly rent, on the day they get paid), replace the late payers when their leases come up, and/or help the landlord understand that they need to up their repairs/capex budgets so the properties are in better shape so tenants are happier, not complaining as much and paying on time. 

Customers will be happier with these options than with what’s on the market today, and that will lower yield for those of us who can’t compete.

Given your workload and travel schedule, I personally feel that you'll be much happier passive investing.  

You'll be so much happier (and wealthier :-)
