It takes a while to build that up.But paying people promptly and thanking them for their responsiveness will gradually build up your network of good reliable contractors and go-to people.It's harder to turn over a unit when you're not there, if you screen and lease up yourself.

Assuming that the insurance company doesn't find a reason to deny a claim of course.Ask your insurance company if they have such an endorsement, and what it actually covers, and under what sorts of circumstances a claim will be honored and what sorts of circumstances would lead to a denial of a claim.Here's a thread where having that coverage still would not have resulted in a claim being paid:http://www.biggerpockets.com/forums/24/topics/1201...It may or may not.I think it depends on the type of events that occured, whether it's "sudden" or "gradual" or whatever...needs to see the fine print.I remember one neighbor had to break the concrete slab to get below to fix a leaking pipe.
