So here's what I like about this area, there are a LOT of empty buildings and EZ access to the Blue Line, I-290 (I guess no longer the Eisenhower) and Roosevelt road on the north and the Pink Line on the south.

It is amazing to me how lazy owners are, that cannot do basic things, like paint a hot pink room white, to appeal to the most buyers, but that works in my favor because anything I look at ends up marked down because of these things.

It's all I know.What worries me is that I will find that ugly, pink and green house with an outdated kitchen, small rooms, linoleum floors, and carpeting in the bathrooms, but the sellers want $$$$$ for this eyesore because they had to pay for lead abatement for then old, peeling pink paint outside (repainted a new, lead free pink and green) and all new hideous everything, and they hired workers "approved by the city" (ie 3x normal coverage cost of repair).

public reports were the rule in my day.. very expensive and time consuming to get.. they are basically disclosure docs. the owner has to put together.. you had a pink copy.. that was the prelim one that you could take reservations on then you have the white copy.. which you could then close deals.The developer will furnish.. if its resale no necessary unless the owner owns more than 5 units I believe..

LOL.If you drive over the dam at Wildwood and go to the last right to enter that was the 5th phase we bought that out of bankruptcy in 1985 ish.. took 4 years to get approved I did the first Mello Roos in Nevada county... we got it all entitled and lots ready to build I had them all reserved on a Pink and the war and earthquake hit and I did not CLOSE a single escrow  talk about devastated..
