There are a lot of well honed machines with large marketing operations and working on thinner and thinner margins in the metro areas of Utah.  

This is exactly my strategy because it will do two things for me. 1) It will give me income to eat. 2) It encourages me to create a deal pipeline machine.

Make sure there are as many as units (unless landlord pays utilities).Find out how common areas are shared/run/storage rented etc.If there is a laundry room find out if there are coin operated machines and who is maintaining them.

I have been involved in new builds with them, and there is quite a bit that goes into it (regarding the structure, the machine room, etc).

I was skeptical because they aren't local and have quite the marketing machine.

If I'm making $15-20k a month or own 100 properties when I'm 89, that doesn't give me time to enjoy the fruits of my labor.I finally decided that in 12 years, by the time I turn 40, I want to be retired from property management and focused primarily on managing my properties and finding new deals.

Could you imagine getting 2 or 3 houses a day from all these UPS drivers and then they demand their $50 per property, otherwise the ab machine you purchased on Amazon is theirs to use, till you do.And a contract really should not be necessary.
