I've done these for 5 years now and the fund gets audited every time - knock on wood the outcomes continue to be favorable.

I’m all about finding value, creating win-win deals, and growing my portfolio one property at a time.

My first piece of advice would be to always be networking with other wholesalers/investors both online and offline.

Being from Idaho and spending a ton of time in Montana, you know it gets really cold there in the winter.Yurts are designed for more 3-4 season use.

Often times if you work with a local bank or credit union, you could get lower fees and a fair rate.

I guess had there been time I could have done it to assure it would be a deductible on SchE rather than a closing (basis) side of the house.Thx!

A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.   

Typically we haven't had any issues renting out our units and this year we are having a hard time finding tenants that meet that criteria.

Tell the PMC to screen *thoroughly* for quality tenants even if it takes a bit of time.
