I am interested to see how this thread progresses this Spring/Summer based on observed occupancies as well as if home prices stabilize or are reduced further if inventory increases.

And I think you should ONLY buy in a good area for a variety of reasons, but the main reasons will be the real way you evaluate risk in real estate transactions.Behaviorally, and depending on your goals, it's absolutely asinine to leverage through the gills.

This also allows you refine your skills in evaluating an individual syndication deal. 

(Most of our cities here vary like this, and each opportunity is evaluated on a case by case basis.

I heard about Houzeo it might be a good option, but you have to evaluate what you pay and what you get.

This strategy's success is predicated on a potentially exaggerated appraisal, which has dangers; a low evaluation could result in a bigger mortgage than expected.

@Eric Kahn Gale Congrats on the progress and I will agree with the others above me saying that isnt a bad deal. 

They don't evaluate the actual floorplan, quality of finishes, view out the living room window, yard condition, the barking dogs next door, or hundreds of other data points.

I am looking for someone who can teach me/be a resource for estimating and conducting rehabs, partnerships, and evaluating deals in this market.
